PREPARING THE PROPERTY

General Condition

Domestic utilities such as electrical, plumbing, waste, central heating, and hot water systems must be safe, and in good functional order. Repairs and maintenance are uniformly the lands responsibility unless negligence by the tenant can be proven. Interior Décor should be clean and preferably plain, light and neutral.

Property Contents & Furnishings

It is recommended that furnishings be kept to a minimum and these should be of reasonable quality. It is also advisable to remove any contents that are not being provided with the property prior to viewings to avoid any disputes later.

Cleaning

At the commencement of the tenancy the property must be in a thoroughly clean condition and at the end of each tenancy it is the tenant’s responsibility to leave the property in a similar condition. Where the tenant fails to do so then cleaning will be arranged at their expense.

Gardens

It is recommended that gardens are kept low maintenance, tenants are not usually fond gardeners and tend to keep gardening to the minimum required of them. Gardens should be left clean, tidy and rubbish free so that tenants are inclined to keep it this way. It is always a good idea to employ a gardener (can be arranged) for the upkeep of gardens if they are particularly valued.
