Let Only Service
This service includes sourcing the ideal reliable tenant, preparation of Contract/Agreement and notifying utility suppliers of change of occupancy.
Collecting rent, emergency maintenance and chasing rent arrears along with all other management aspects will be the sole responsibility of the landlord.
This service is more suited to the experienced landlord who prefers to look after the day-to-day activities of the tenancy. Rent Collection Service
This service includes all the benefits of the let only service and in addition we will collect the rent on behalf of the landlord via standing order mandate. Regular statements will be provided to keep you informed of how much rent has been collected. An inventory and tenant check out can be arranged.
This service is ideal for those landlords who wish to be involved in the day-to-day management and maintenance of their property however still want to have the security of the rent being collected.

Inventory Service
The Inventory and schedule of condition is an extremely important document and is just as imperative as the tenancy agreement itself. The Inventory will in absolute detail list the condition of the building both interior and exterior, all fixtures and fittings, meter readings, appliances and condition of walls, carpets, ceilings, etc.
A thorough Inventory must be prepared for each property to ensure the protection of both the landlord and the tenant. This is to assure that the property will be kept in the same condition it was provided in at the beginning of the tenancy to the end of the agreement. Charges can be made to the tenant accordingly to compensate for any damages and the Inventory will be used to prove any negligence.
The inventory will be prepared and checked at the commencement of the tenancy (picture service also available), the tenant will sign this to agree its contents. The Inventory will again be checked at the end of the tenancy and any missing, damaged or soiled items will be noted. Please note when charging tenants it must be taken into consideration the age and condition of the item. Allowances must also be made for fair wear and tear. Documents

There is also the option to take out our PROfix Maintenance Service for peace of mind and to relieve the landlord of any maintenance duties, including emergencies*. This package is a bespoke service and can be tailor made for individual Landlords. This package is designed to be flexible and can be used on a quarterly basis. It is especially helpful in health emergencies, for disabled landlords, when going on holiday or simply to take a break from letting maintenance responsibilities.
